Rental Requirements

Before you begin:

Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.

Current Residence Status:

* A history of fulfilling lease obligations in a timely manner with no late payments for a 12 month period. No documented complaints from previous landlords.
* Apartment or Home Lease in your name (If Requested)

Income:

* Steadily employed for the last 12 Months. In the case of newly employed, please provide us with Job Offer Paperwork please provide a Signed, typed letter from your employer on official letterhead.
* Must submit 1 Full Month of Pay Stubs 
* Outstanding debts and monthly obligations will also be taken into consideration.

* Applicant’s employment and/or other sources of income will be verified. Length of employment and/or job stability is a factor of consideration. 

* ALL applicants must provide proof of employment. Outstanding debts will be taken into consideration.

* Most Current Bank Statements (Overdrafts will be taken into consideration when reviewing applications) 3 to 6 months may be required.

Divorce Income 
Most Current Bank Statements (3 Months) If Requested for additional verification

Self Employed: 

* Copy of Filed Tax Returns (First two pages ONLY) with 3 Months of Bank Statements

Credit Check:

* Each applicant shall have a good credit rating, which will be verified through a credit-reporting agency. An adverse report such as delinquent accounts or unpaid judgments may disqualify an applicant.
* Any unsatisfactory credit report is one that reflects past or current bad debts, late payments, or unpaid bills, liens, judgments or bankruptcies.
* Bankruptcies must be discharged within the last 3 years.
* Credit History will be verified by a third-party verification service. A complete credit history from a credit bureau is required.
* We require a valid social security number in order to run a credit report.

We do not accept co-signers. 

Overly aggressive, confrontational, rude or unprofessional behavior shown at any point during the application process may indicate an inability to behave well with neighbors and/or management, and may disqualify an applicant.
